When buying property in Spain, it’s Important to opt for a legal advisor with extensive knowledge of Spanish law. We can recommend independent English speaking lawyers who can advise you on all aspects of buying a property in Spain.


Your legal advisor will help you in a number of ways including:


  • Arrange for you to have an N.I.E number (a requirement for all non-residents who purchase property in Spain)

  • Arrange a meeting with the Notary (Registrar) to register you are the legal owner of the deeds

  • Confirm there are no outstanding debts on the property

  • Inform you of tax issues that may be relevant to you

  • Draw up a Spanish Will, if you wish

  • Offer Power of Attorney to complete the sale after you return to the UK

Euro-Mortages

A large percentage of people choose a Euro-mortgage when purchasing a property in Spain. We can recommend an English financial advisor based in Spain, with an in depth knowledge of the Spanish mortgage market. We will be happy to arrange a meeting for you during your inspection trip or he will deal with your enquiries over the telephone or via email. He will provide you with all the help and assistance you will need to make a successful application for a Euro-mortgage, where interest rates are typically lower then those in the UK and the age limit is much higher than we are used to in the UK. Alternatively, we can personally introduce you to a number of English speaking Spanish banks who will be happy to assist you in arranging a Euro-mortgage direct with the bank.

UK Based Mortgages

If you wish to finance your new Spanish home through a UK mortgage or an equity release scheme, we can introduce you to a UK based financial advisor who is regulated through the financial services authority and will be able to assist you in arranging a suitable mortgage for the purchase of your Spanish home.

Off-Plan Properties

Many of our clients opt to buy a property off-plan. The build time on this type of development can be up to two years before the property is ready for occupation. During that time the client will have paid an initial deposit and probably made a number of stage payments along the way. Some of these payments may well be in conjunction with a Euro mortgage. It is most important that our clients have the assurance that the property will be completed and to a standard that meets their requirements and of course that the property and development is fully completed.

Financial Safety

This is why Landmark International only deals with builders and developers who are prepared to offer an appropriate bank guarantee on any property that you may buy to insure that it is 100% legal and any deposit or payments you have made will be in safe hands. The lawyers that we will have introduced you to will also check the bank guarantee to ensure that it complies with all the financial and legal requirements. Under the guarantee, the bank will be responsible to repay in full any payments that have been made to the developer or builder.
